A third draft of the Meyers Area Plan was released Wednesday, with another meeting for residents to discuss the document scheduled for Thursday, June 26 at the California Conservation Corps Building.
The draft document is available in a strikethrough and underline format on El Dorado County’s website for people to easily see changes made in response to public comments. Critics of the plan have charged that it would allow too much development in the rural unincorporated community.
“At the request of Meyers residents, El Dorado County worked collaboratively with local residents and business owners along with the (Tahoe Regional Planning Agency) to update the community plan beginning in early 2012,” county supervisor Norma Santiago said in a press statement announcing the draft’s release.
“Community members have provided valuable input at numerous community workshops and we want to thank them for volunteering to work through the details of the plan between workshops,” Santiago said.
The Meyers Area Plan is a comprehensive land use plan with building design and development standards, zoning designations and community goals such as an improved bike path network and U.S. 50 corridor. It is being prepared as part of an area plan framework created by the TRPA regional plan update.
Among the changes made in this third and potentially final draft, the Meyers Area Plan now limits building heights to 35 feet; reduces the allowable density for hotels and motels from 40 rooms per acre to 15 rooms per acre; and prohibits timeshares anywhere in Meyers, according to county officials.
The draft also scraps height and density bonuses for incentive projects; increases the amount of commercial floor area set aside for small projects to 18,650 square feet; identifies the “Tveten property” as the preferred location for a trailhead; and changes the zoning designation to recreation for seven California Tahoe Conservancy asset lands lots on the west side of Highway 89 in order to reduce their development potential.
County officials said they are evaluating the possible creation of a community services district with representatives that would be elected by Meyers residents. It would initiate future area plan reviews, direct some funding for local improvement projects and fulfill a project review role that otherwise would be handled by a Meyers Advisory Council made up of people appointed by county supervisors.
The Meyers Area Plan is tentatively scheduled to be considered for adoption by El Dorado County supervisors and the TRPA Governing Board in September and October.
The June 26 community meeting runs from 6 p.m. to 8 p.m. at the California Conservation Corps Building, 1949 Apache Avenue.
