The California Tahoe Conservancy Board on Friday approved the $645,000 purchase of two aging commercial properties near the “Y” intersection in South Lake Tahoe for demolition for open space and water quality improvements.
One property, The South “Y” Lodge at 1120 Emerald Bay Road, is 0.84 acres in size and includes a manager residence and nine motel units that have been offered as monthly rentals. The property has more than 14,400 square feet of building and pavement coverage that will be restored.
The other property is 0.48 acres at 2122 Lake Tahoe Boulevard. It has about 7,750 square feet of building and pavement coverage. Tenants include Tahoe Psychic and the Heads Up Smoke Shop.
All of the purchases include tenant relocation assistance as required by California law.
On Monday, the California Tahoe Conservancy Board considers purchasing the Alta Mira building, a roughly one-acre lakefront property just east of El Dorado Beach on Lake Tahoe Boulevard.
That property would cost $2.5 million, with the California State Lands Commission reimbursing California Tahoe Conservancy for about $500,000 of the cost. As part of the purchase, the owner of the property would demolish the building there and remove an old fuel tank and any contaminated soil that might be found.
It would remain to be seen what the California Tahoe Conservancy would do with the leftover property, though removal of the building would mean immediate visual improvements for that stretch of lakeshore, said Bruce Eisner, acquisitions manager.
“It clearly enhances the visual access and we hope long term it will improve physical access,” Eisner said.
“We don’t know exactly what that means yet. We think there are opportunities to get people down to the lake on this property, but what that will be will be the result of community involvement and a planning process. So if you have ideas, stay engaged with us if the board authorizes the purchase of this property.”
