California Tahoe Conservancy votes to acquire sensitive land
The California Tahoe Conservancy has voted to acquire nearly 2 acres of environmentally sensitive land in the South Shore for a restoration project, a spokesman said Monday.
The Conservancy’s governing board Friday unanimously approved the purchase of the parcel for $575,000, said Bruce Eisner, program manager for the CTC.
“It’s another small piece in reaching the objectives TRPA has set for Stream Environmental Zones,” Eisner said.
The entire parcel of land is located in a Stream Environment Zone, which consists of a stream and its drainage, as well as marshes and meadows. Its preservation and restoration is essential to maintaining the health of the lake because it provides natural treatment and conveyance of runoff, which it can reduce by as much as 70 to 90 percent.
The parcel has been owned for 12 years by Nemetz Construction Co., which is closing business and moving out of Lake Tahoe. The previous owners disturbed approximately 26,000 square feet of the parcel by constructing an office, a shop, asphalt paving and some compacted dirt in 1962.
The purchase of the land is expected to be completed sometime in the winter, said Eisner. The existing development will remain after the close of escrow, and staff of the Conservancy will manage the land.
The buildings and the asphalt areas will likely be removed in the summer of 2002.
The parcel of land, located between Highway 50 and Lake Tahoe Boulevard near Twin Peaks, comes with 26,000 square feet of land coverage rights and approximately 3,400 square feet of commercial floor area.
Once restoration work begins, the SEZ will be restored to its original form. The existing coverage and commercial floor area will be banked under the Conservancy’s Land Coverage Bank, which deposits rights and credits generated by purchase of degraded property. The rights can be sold to individuals or businesses who require more coverage to expand their homes or business interests.
