Douglas County Neighborhoods

Spectacular rock formations, sheer cliffs and forests rising into the sky have created sites on the Nevada side for truly exquisite homes. Because the terrain is so rugged and environmental restrictions so tough, building is limited. In 2000, the population in the lake portion of Douglas County was 9,181, according to the Carson Valley Chamber of Commerce. The combination of eye-popping landscape and limited inventories has lead to historically higher prices in Douglas County neighborhoods.

Residents who live on the Nevada side of Lake Tahoe may pay more for their homes but there are impressive tax advantages. Nevadans do not pay any personal state income taxes. Neither do they pay corporate, inheritance, estate, gift, unitary, inventory, admissions, franchise tax on income or chain store tax.

Lavish homes with 2,500 to 4,000 square feet and more are being constructed often with three to eight bedrooms, two to five bathrooms and a private boat dock.

It’s not all gated communities and estates, however. There are condominiums and smaller homes close to the state line that keep the median price for Nevada homes to around $350,000.
