Homewood housing planin public eye
Two public workshops were scheduled for this week to address concerns raised by neighbors of a proposed housing project in Homewood, which is scheduled to be heard by the Tahoe Regional Planning Agency next month.
Nate Topol, who owns the land and the adjacent West Shore Café, wants to build nine three-bedroom homes on three adjoining lakefront lots across the street from Homewood Mountain Resort. Two lots on either side of the proposed project already have homes on them.
The proposed 1,800-square-foot homes would be fractional ownership, with four people sharing the ownership of the house and each would have use of the unit for 13 weeks out of the year, according to David Antonucci, project manager of the proposed Villas at Harborside.
Neighbors of the project have cited concerns of parking, blocked views of the lake and increased traffic in Homewood.
“My big concern is parking,” said Dan Higgins, a Homewood resident. “He is only required to have one parking space per unit. Placer County needs to take another look at this project. It just doesn’t work. … The parking is a tremendous issue.”
Lorie Cress, a Homewood resident who lives five houses down from the project, said she is concerned about density and that there will be no view corridor. She added that a survey of Homewood Homeowners Association members showed that most were opposed to the plan.
Antonucci said there has been “misinformation circulated” about the Villas at Harborside and noted that the two meetings this week will give people access to more information.
“We want people opposed to the project to come and get their questions answered,” Antonucci said.
Rob Weston, owner of West Shore Sports in Homewood, said he supports the project because he believes Topol should do what he wants within legal limits because it is his property. “Multiple families using the homes on a year-round basis would bring more customers to the area year-round,” Weston said.
The Tahoe Regional Planning Agency is scheduled to hear the project Sept. 27. If approved, Antonucci said ground would break this fall.
The project was approved by the Placer County Planning Commission last year, but that decision was appealed by Homewood resident Jan Echlin. In December, the Board of Supervisors voted in favor to hear the appeal and ordered the project back to the North Tahoe Regional Planning Advisory Council meeting so the public would have another chance to hear the project.
